When replacement makes sense

Start with the problem, not a sales pitch.

Most people call us because a door has started to fail. If one of these sounds familiar, a replacement will probably fix it for good — and if a simple repair is the better answer, we'll tell you.

Read: 8 signs it's time to replace a door

Drafts or daylight around the edges

Worn weatherstripping and out-of-square frames let hot, humid air in.

Water at the threshold after storms

Failed sills and missing flashing let wind-driven rain reach floors and framing.

Sticking, dragging or hard to lock

Swollen slabs, sagging hinges and worn slider rollers make doors a daily fight.

Foggy or failed glass

Condensation between panes means the insulated glass seal has failed.

Soft, rotted or termite-damaged frames

Wood jamb bottoms and brickmould are the first to go in Florida humidity.

Security worries

Short strike screws, thin slabs and flimsy slider latches are easy to defeat.

Tired of storm shutters

Impact-rated doors protect the opening year-round — no panels to hang.

Dated look or HOA notice

A new door is one of the fastest ways to lift curb appeal.

Built for Central Florida

Florida is hard on doors. We install for it.

Sun, humidity, afternoon storms, termites and hurricane season all take their toll. The right product only works if it is installed for our conditions.

Wind & hurricanes

Every exterior door we install carries Florida Product Approval and is rated for the design pressure your home requires — with impact glass available on nearly every style.

Heat & UV

Low-E glass, fiberglass skins and factory finishes that hold up on west-facing entries where cheap doors fade and warp.

Afternoon downpours

Sill pans, flashing and properly sloped sills — plus outswing designs where they make sense — keep wind-driven rain outside.

Humidity, rot & termites

Composite frames and rot-proof brickmould replace the soft pine that fails first in our climate.

Security

Multipoint locks, reinforced strikes and laminated glass that is very hard to break through.

Permits & inspections

We pull the permit, include the product approval documents and meet the inspector, so you do not have to.

The part you never see

A great door is only as good as its installation.

Most door failures we replace were decent products, badly installed. Here is what goes into every exterior door we set.

  1. 1
Sill pan under the threshold A pan beneath the sill catches any water that gets past the threshold and sends it back outside — the single most skipped step in door installs.
  2. 2
Flashing at the jambs and head Self-adhered flashing laps the opening shingle-style so wind-driven rain cannot track into the block, framing or drywall.
  3. 3
Set plumb, level and square The frame is shimmed solid at every hinge, strike and fastener, so the door swings freely and seals evenly for years.
  4. 4
Fastened to the product approval Anchor type, length and spacing follow the door's Florida Product Approval. It is what holds the door under wind load — and what the inspector checks.
  5. 5
Insulated and sealed Low-expansion foam fills the gap around the frame, then backer rod and sealant close the exterior joint against air and bugs.
  6. 6
Hardware and weatherstrip tuned Locks, strikes, sweeps and weatherstripping are adjusted with you so the door latches easily and closes tight.
“A door is only as good as the way it is installed. We measure carefully, explain your options honestly, and we do not leave until every door closes, latches and seals the way it should.”

Straight answers

Questions we hear every week.

Are your estimates really free?

Yes. In-home estimates are free and there is no obligation. We measure your openings, show you real samples and leave you with a written, itemized quote. Evening and Saturday appointments are available.

How much does a new door cost?

It depends on the door type, size, glass, impact rating and how much finish work the opening needs. As a rough guide, a standard entry door installed in Central Florida often starts in the low thousands, while impact-rated patio doors and multi-slide systems run considerably more. Our door cost guide breaks down typical ranges and what drives them.

What is the best door material for Florida?

For most Central Florida entry doors, fiberglass is the best all-round choice: it will not rot, rust or warp in humidity and sun, and it can look like painted or stained wood. Steel is budget-friendly and secure but can dent and rust at the bottom edge; wood is beautiful but needs regular finishing. Our materials guide compares them side by side.

Do I need impact-rated doors in Orlando?

Not always. Most of inland Central Florida — including most of Orlando — sits outside the wind-borne debris region, so impact glass is usually a choice rather than a code requirement. Every exterior door still has to meet the design pressure required for your home, and requirements vary by exact address and building. We confirm what applies to your home before we quote.

How long does installation take?

Most single entry doors, sliding doors and French doors are installed in one day. Doors with sidelites, double doors and anything that needs reframing may take two. Multi-slide and folding glass walls that involve structural changes can take several days.
